URAR - UNIFORM RESIDENTIAL APPRAISAL REPORT (FORM #1004)

Our most common report form for FHA and conventional mortgages.  Attachments include: plat, drawings, pictures and maps. Used for first mortgages. 

ERC - EMPLOYEE RELOCATION COUNCIL RESIDENTIAL APPRAISAL

A six page report for corporate transfers. Many attachments, interior pictures and floor plan are included in the appraisal. Extra time is needed to complete this report.

DESKTOP UNDERWRITER REPORT (FORM #2055)

A one page appraisal with two pages of documentation and certifications.  Can be an interior and/or exterior inspection. A limited appraisal with less information that can be used for mortgage transactions. Fewer attachments and pictures are usual. 

EVALUATION REVIEW (FORM #1129)

A one page limited appraisal for homes. This is our usual form for private appraisals or attorney work. We normally do interior inspections and measure homes. Attachments and pictures come with report. 

SMALL RESIDENTIAL INCOME APPRAISAL REPORT (FORM #1025)

A four-page appraisal used for two-four family first mortgages. It includes an Operating Income Statement along with the standard attachments.   Appraiser does determine the economic rent and annual expenses for the property.

RESIDENTIAL APPRAISAL REVIEW (FORMS #2006 & #2000)

These forms are used to review a URAR report (form #1004). Each form is different. The review requires pictures of the subject and the comparable sales used. I review the accuracy and comments made in the report by other appraisers.

UNIFORM COMMERCIA/INDUSTRIAL APPRAISAL REPORT

A USPAP approved form for small commercial reports.  This is a non-narrative report and would be done in 2-3 weeks.  Cost depends upon the project involved.  All three approaches to value are considered in this report.
